Altadore & River Park Real Estate

Southwest Calgary

A local's guide to buying in Altadore/River Park — the streets, the lots, the schools, the parks, and the ten-minute walk that puts Marda Loop at your door.

The Community

Calgary's Quintessential Inner-City Neighbourhood

Altadore, often paired with River Park as a single community, sits in southwest Calgary between the Elbow River valley to the east and the Marda Loop shopping districts along 33rd and 34th Avenue SW to the north. Established in the 1950s, it has the two things newer communities cannot manufacture: full-grown boulevard trees and generous original lots.

Buyers searching for Marda Loop real estate are, in practice, almost always looking at Altadore addresses — Marda Loop itself is the commercial district, with very little detached housing. The community's appeal is the balance: village-scale shops and restaurants within walking distance, schools from kindergarten to university nearby, riverfront parkland at the eastern edge, and downtown roughly ten minutes away by car.

Housing ranges from original 1950s character homes on wide lots through semi-detached infills to new custom builds. Along 14A Street SW and the east side of 15th Street, a long-standing private building scheme — the River Park Restrictive Covenant — limits development to single-family homes of no more than two storeys with deep front-yard setbacks, which is why those particular blocks still read as an unbroken, park-facing streetscape.
